“To get started, we ask for a €2,500 mandate fee. This confirms our exclusive representation of you and is fully deducted from our fee at completion. You always pay 3% — nothing more.”

How the two payments work

The €2,500 mandate fee is paid when you sign our agreement. It confirms that we are working exclusively for you — and that you are committed to the search.

When your purchase completes, we deduct the €2,500 from the 3% success fee. On a €350,000 purchase, that means €8,000 at completion. Together: €10,500 — exactly 3%.

Total always = 3% of purchase price. The €2,500 is part of that 3%, not extra.

All amounts are ex IVA (21%). IVA (21%) applies to all professional services in Spain and will be added to the lawyer’s fee, the notary fee, and our fee.

What happens if no purchase completes?

We’d rather be clear about this upfront than have you discover it later.

If your purchase completes

The €2,500 is deducted from the 3% success fee. Total paid: 3% of the purchase price. Nothing more.

If no purchase completes

The 3% success fee is not charged — there is no purchase to base it on. The €2,500 mandate fee covers our time, coordination and costs during the search period, and is not refunded.

This is standard across professional buyer’s agent mandates — the mandate fee compensates for real work done, regardless of outcome.

How payment works

We work with international buyers. Payment is straightforward — no need for a Spanish bank account to get started.

SEPA bank transfer

For clients within the EU and eurozone. Standard bank transfer to our Spanish business account. Typical processing: 1 business day.

Wise (international transfer)

For clients in the UK, US, Australia and other countries outside the eurozone. Wise offers competitive rates and typically arrives within hours.

IVA invoice

We issue a formal IVA invoice (Spanish VAT) for every payment. All fees are ex IVA (21% applies on top for applicable clients).

The seller’s agent is not free — his fee is built into the asking price. The question is who he is working for. He represents the seller. We represent you. That difference is worth 3%.

We invoice in euros. Clients paying via Wise from the UK, US or Australia convert at the live exchange rate at time of transfer. We do not charge currency conversion fees on our side.

We invoice in euros. Clients paying via Wise from the UK, US or Australia convert at the live exchange rate at time of transfer. We do not charge currency conversion fees on our side.
