Our role is to guide you through the entire process — from identifying suitable properties to negotiating, coordinating legal checks, and supporting you through to completion.
We focus on creating clarity and structure, so you can make informed decisions at your own pace, without unnecessary pressure.
This Includes:
- Selecting properties based on your requirements, budget, and preferences
- Supporting you during viewings, including live virtual tours
- Negotiating on your behalf when making an offer

- We do not act on behalf of sellers. Our role is to represent your interests as a buyer.

Reservation & legal checks
After your offer is accepted:
– Preliminary agreement or reservation deposit
– Legal checks via our Trusted Legal Partners
Legal checks Include:
– Confirm ownership and seller authority
– Verify land registry and municipal permits
– Ensure no liens or debts on the property
– Draft and review contracts
– Assistance with NIE and opening a Spanish bank account

Signing the Preliminary Purchase Agreement (Arras Contract)
Confirms commitment and deposit (usually 10% of purchase price)

Cost Overview:
In addition to the purchase price, expect approximately 15–16% extra costs:
– Transfer tax (ITP / IVA): ~10%
– Legal fees: 1–2% (minimum ~€2,000, excl. VAT)
– Notary & land registry: ~1%
– New-build tax (AJD): ~1.5%
– Agency fees: ~3% (minimum €3,000, split provisional + completion)
– Bank / mortgage fees
