The problem with the traditional model

When you view a property in Spain, the agent showing you around is almost always the same agent who was hired by the seller. He valued the property. He set the asking price. He manages the seller’s expectations.

Now you’re asking him to tell the seller that his own valuation was too high — to argue against his own advice, to his own client, in a way that reduces his own commission.

He won’t. Not really. Not in the way someone who works exclusively for you would. He’ll make the call, he’ll pass on your offer — but he has no structural incentive to push hard, hold the line, or tell you to walk away.

This isn't about dishonesty

The problem is structural, not personal. Most listing agents are professional and well-intentioned. But their business model creates a conflict of interest that no amount of goodwill can fully overcome.

A study by economists Levitt and Dubner — published in Freakonomics — found that when real estate agents sell their own homes, they hold out 10 days longer and achieve 3% more than when they sell for clients. They know when a bid is too low. When it’s their own house, they act on that knowledge.
